A HOME SALE, WITH A HUMAN SIDE

The right choice starts with what matters to you.

If your priority is reaching a wide pool of buyers and pursuing the highest sale price, listing may serve you better. If you value a simpler process or want to avoid preparing a home for the market, a direct purchase may be worth exploring.

SIDE BY SIDE

What matters most to you?

There’s no single right answer. Compare the likely proceeds, the work involved and the terms you would be agreeing to.

Selling directly to Westwood Home Buyer compared with listing with an agent
What to compareA direct saleTalk directly with Westwood Home BuyerList with an agentBring the home to the market
Sale priceAn offer based on the home’s condition, costs and our return. It may be below the price achievable on the open market.Wider buyer exposure may help achieve a higher price. The final result depends on demand, condition and the offer terms.
Repairs & preparationStart with the home as it is. Any agreed work or belongings arrangements go into the purchase terms. You choose how much to prepare. Repairs, cleaning or staging may help; an as-is listing is also possible.
Visits & showingsWe prefer a property walkthrough before an offer. Any further inspections or access are agreed with you.Photos, marketing and buyer showings are typical. Your agent helps coordinate access and any inspections.
Costs & what you keepAsk for every cost, deduction and closing expense in writing. Compare net proceeds, not just the offer price.Allow for negotiated agent compensation, closing costs and any preparation, concessions or other agreed expenses.
TimingA closing and move-out date can be discussed directly, subject to the agreement, title and closing requirements.Allow time to market the home, negotiate and complete the buyer’s closing process. The timeline can vary.
Conditions & certaintyA cash purchase can still have conditions. Check proof of funds, inspections, title requirements and any assignment rights.Offers may include financing, appraisal, inspection or other conditions. Cash buyers may also make offers through a listing.
May suit you if…You value a simpler process and want to discuss the home without first preparing it for a wider market. You want broad market exposure and are comfortable with the preparation, showings and time that may involve.

Either route needs clear written terms. There’s no obligation to accept a Westwood Home Buyer offer, and we’ll be candid if listing may better fit your plans.

01

Compare what you would keep

A headline price is only part of the result. Consider negotiated compensation, repair spending, closing costs, concessions, and ongoing ownership costs. Ask each party to explain what is included rather than assume every direct sale or listing has the same cost structure.

02

Compare the conditions, too

A cash offer can still include inspections, contingencies, or other conditions. Read the agreement, ask about proof of funds, and understand who is purchasing and whether assignment is allowed.

03

Match the route to the job you want done

A well-presented home with no pressing deadline may benefit from broad marketing. A house with unfinished work, complicated access or a seller managing from far away may make a direct conversation especially useful. Neither example decides the answer for you.

Ask a local agent what selling your specific home would involve, then compare that plan with a written direct offer. You can list as-is too; renovating everything is not the only alternative to selling directly.

04

Before choosing, put both proposals on one page

Use the same mortgage payoff in both calculations and separate definite costs from estimates. Note which dates and conditions are agreed and which are only hoped for.

  • Estimated money left after closing.
  • Work you would arrange and pay for before the sale.
  • Buyer conditions and possible reasons for delay.
  • How the closing and move-out plan fits your next home.

GOOD QUESTIONS. STRAIGHT ANSWERS.

A little clarity
before you begin.

Will listing always produce a better result?+

No result is guaranteed. Wider exposure may help achieve a higher price, but the home, preparation, timing, and final terms all affect the outcome.

Does a direct buyer mean no fees at all?+

Do not assume that. Ask for an explanation of every cost and deduction in the proposed agreement.
