When the property has more moving parts
If your home includes outbuildings, a private road, a well, or a septic system, tell us what you know. These are questions to review at the property, not reasons to avoid starting a conversation.

A HOME SALE, WITH A HUMAN SIDE
Rathdrum and the surrounding Kootenai County communities are part of our core service area. We take the time to understand how a property is used, what is included, and what you want from a sale.

If your home includes outbuildings, a private road, a well, or a septic system, tell us what you know. These are questions to review at the property, not reasons to avoid starting a conversation.
We consider manufactured homes on owned land and give homes on leased lots particular attention. Knowing whether the land is part of the sale helps us ask the right questions from the beginning.
An older home or a list of repairs doesn’t need dressing up for the form. Describe the home as it is, and we’ll talk about whether a direct purchase could make sense.
For a residential property with more land or extra buildings, the address is only a starting point. Describe the home and the additional areas you expect to include. If you know of shared access or maintenance arrangements, flag those for review.
If you are selling a manufactured home around Rathdrum, tell us whether you own the land beneath it. With a rented lot, we need to understand the park or landowner’s requirements and ongoing charges. With owned land, we need to understand what is included in the property sale.
You do not need to know every title detail before reaching out. Existing ownership records and a description of the arrangement help us identify the next questions.
GOOD QUESTIONS. STRAIGHT ANSWERS.
Not automatically. We’ll ask about condition, records, and any further review needed before discussing purchase terms.
No. The address, current occupancy and a description of your plans are enough to begin. Existing leases, reports or property documents can help later; we’ll discuss what is relevant to your home.
Elsewhere nearby? Ask us. We review residential enquiries across Kootenai County and our wider North Idaho and Spokane County service area. Send the address so we can talk about the actual property.
