NORTH IDAHO & EAST WASHINGTON Your home, as it is A conversation, never a commitment

A HOME SALE, WITH A HUMAN SIDE

“Cash buyer” is a starting description, not the whole agreement.

A buyer’s funding, intended role, and contract terms all matter. Ask clear questions about who will purchase the property and which conditions need to be met. A label alone is not proof that a sale will close.

01

First, understand what “cash” means

In a cash purchase, the buyer proposes to complete the purchase without relying on a conventional mortgage-financing contingency. That does not mean a bag of banknotes, an instant closing or a contract with no conditions. Ask how the purchase will be funded and how those funds will be verified.

A cash buyer can buy through an agent or directly from a seller. At Westwood Home Buyer, our preference is a direct purchase, with our proposed role explained before you decide.

02

Start with a conversation, not a commitment

Our form asks for the address first, then contact details and property information. Each submitted step is sent to Westwood Home Buyer separately. You can tell us about the repairs, people living there and any dates that matter without having every document ready.

We’ll contact you within one business day. Submitting the form does not commit you to selling, set a price or authorize an unannounced visit.

03

Arrange a visit and review the property

We prefer to walk the home before making an actual offer. We’ll arrange access with you or an authorized contact and discuss what is included in the sale. If it is rented, in a manufactured-home park or part of an estate, there will be extra questions to work through.

  • Share known problems and any reports you already have.
  • Tell us about tenants, leases, land ownership and access restrictions.
  • Explain what you want to keep, remove or discuss leaving behind.
04

Read the offer beyond the price

An offer should describe the buyer, property, proposed price and conditions. You can ask questions, seek independent advice, negotiate or decline. An initial conversation or verbal number is not a completed purchase.

  • Who is named as buyer, and can the agreement be assigned to someone else?
  • What earnest money is required, where is it held and what happens to it if the purchase does not close?
  • What inspections or other conditions remain, and what are their deadlines?
  • Which costs are yours, when is closing and when must the home be available for possession?
05

Work through the closing requirements

After an agreement, the title and closing professionals review ownership, existing loans or liens, signing authority and the documents needed for the transfer. Missing estate papers, unresolved title questions or park requirements can affect the timetable even when the buyer is paying cash.

Ask for an explanation of outstanding items and an estimated statement showing your proceeds. Do not stop paying required bills or cancel insurance simply because a contract has been signed; coordinate the handover with the appropriate professionals.

06

Confirm funds, keys and the move-out plan

Follow the closing professional’s verified signing and payment process. Confirm any payment-instruction changes by calling a trusted number you already have, rather than a number supplied in a surprising email.

Closing, release of funds and possession should be understood separately. Agree when keys change hands, what remains at the home and who handles utilities. An accepted offer is not money available for your next purchase; confirm when the closing funds will actually be accessible.

GOOD QUESTIONS. STRAIGHT ANSWERS.

A little clarity
before you begin.

Does a cash offer have no conditions?+

Not necessarily. The written agreement controls the proposed inspections, contingencies, and other conditions.

Does Westwood Home Buyer prefer to buy directly?+

Yes. Direct purchases are our preference. We’ll explain our proposed role and the terms before you decide.

How quickly can a cash sale close?+

It depends on the review, title, signing arrangements and agreed terms. Cash removes some financing steps, but it does not remove every requirement. Tell us the date you need and we’ll discuss what would have to happen.

Should I accept the first offer?+

You do not have to. Compare the price, net proceeds, conditions and fit with your plans. Ask for independent advice if you need help understanding an agreement.
