NORTH IDAHO & EAST WASHINGTON Your home, as it is A conversation, never a commitment

A HOME SALE, WITH A HUMAN SIDE

Start with the home you have today.

Medical Lake is part of our Spokane County buying area. A sale might be about a move, a rental you no longer want to manage or repairs you would rather not take on. We’ll start with your situation and review the property before discussing an actual offer.

01

If the property is a rental

An occupied rental can be considered without assuming the tenants will leave before closing. Tell us about the lease, rent, deposits and how access is normally arranged. Visits should be coordinated with you or your authorized manager and handled appropriately for the tenancy.

If you are between tenants, compare selling now with the cost and work of preparing for another tenancy. You do not need to commit to a new lease or renovation just to ask us about a possible purchase.

02

Make the sale fit the move around it

If you are moving away from Medical Lake, tell us which dates are fixed and which are flexible. Closing, receiving funds and moving out are different parts of the plan. A preferred date in an enquiry is a starting point, not a guaranteed closing.

  • When you need to leave and whether anyone will remain.
  • Who can arrange access if you move before the sale.
  • Belongings you need time to sort or collect.
  • Whether you need the proceeds for another home.
03

Discuss repairs before taking on more work

Describe the unfinished projects and known condition issues. Reports and estimates you already have can help, but you do not need to buy new reports to begin. We prefer a walkthrough before an actual offer so we can understand the home as it stands.

A direct proposal is one option. If listing the home, either prepared or as-is, could better fit your priorities, compare that route too. Look at the likely proceeds and work involved as well as the headline price.

04

What happens after you enquire

Send the address, contact details and what you know about the property. We’ll respond within one business day and arrange a conversation about your plans. No unannounced visit is authorized by the form.

If a purchase looks workable after review, the proposal should explain the price, costs, conditions and dates. You can ask questions or decline. A sale still requires a separate written agreement and completion of the title and closing requirements.

GOOD QUESTIONS. STRAIGHT ANSWERS.

A little clarity
before you begin.

Can we talk while tenants are still living there?+

Yes. Tell us about the current arrangements. We’ll discuss appropriate access and the lease before any purchase terms are agreed; an enquiry does not require you to ask occupants to leave.

Do you consider manufactured homes in Medical Lake?+

Yes. Let us know whether the land is owned or the home sits on a leased lot. Park requirements, ownership records and the home’s condition need their own review.

What if I am outside Medical Lake itself?+

Elsewhere nearby? Ask us. We review residential enquiries across Spokane County. Send the actual address so we can discuss the property rather than assume a city label decides the answer.
