NORTH IDAHO & EAST WASHINGTON Your home, as it is A conversation, never a commitment

A HOME SALE, WITH A HUMAN SIDE

Start with your options and the actual deadlines.

Falling behind can make every letter and decision feel urgent. Contact your mortgage servicer and a HUD-approved housing counselor promptly, whether you hope to keep the home or are considering a sale. An enquiry to Westwood Home Buyer does not stop foreclosure, extend a deadline or guarantee a purchase.

01

Get independent help while you consider selling

A HUD-approved housing counselor can help you understand options for your mortgage; foreclosure-prevention counseling through these agencies is free. You do not need to decide to sell before asking for that help. If a sale date or legal deadline is approaching, contact qualified local counsel promptly as well.

Westwood Home Buyer’s role is to discuss a possible property purchase. We do not provide foreclosure defense, loan modification or a guaranteed way to keep your home.

02

Work from the notices, not a general timeline

Idaho and Washington processes differ, and the details of the loan and notices matter. Ask your servicer, counselor or attorney to confirm the status, any scheduled sale and the deadlines that apply. Do not wait for our response before addressing a time-sensitive notice.

  • Keep copies of notices and correspondence.
  • Confirm dates with the appropriate professional rather than relying on a buyer’s estimate.
  • Ask how any proposed lender arrangement affects the process.
  • Get confirmation of a postponement or other change; do not assume a sale discussion creates one.
03

Find out whether a sale can cover the amounts due

A proposed sale needs enough time to complete and a workable plan for the mortgage payoff, other liens and sale costs. The payoff can differ from the balance on your last statement. Ask for current figures and an estimate of what would remain after closing.

If the proceeds would not cover the debt and costs, do not assume the lender will accept less. Any such arrangement requires the relevant approvals and advice; we cannot promise approval, debt forgiveness or a particular credit outcome.

04

What we need to assess a possible purchase

Start with the address, condition, occupancy and the timing you have been told applies. We prefer to walk the property before an actual offer, so access and available time matter. We’ll be direct if the proposed timetable is not workable.

Please keep account numbers, Social Security numbers and copies of legal or financial documents out of the enquiry notes. A description and a way to reach you are enough to begin. Any later document exchange should use an agreed appropriate process.

05

Review a proposal without giving up your other options

Look beyond a promise of speed. Check who is buying, the price, seller costs, funding, conditions and what still needs to happen before closing. A signed purchase agreement should not be assumed to pause the lender’s process.

Have your own adviser review an unfamiliar arrangement before signing. Use the independent resources below to explore assistance alongside any sale discussion. You are not obligated to accept a Westwood Home Buyer offer.

GOOD QUESTIONS. STRAIGHT ANSWERS.

A little clarity
before you begin.

Does contacting Westwood Home Buyer stop foreclosure?+

No. An enquiry does not pause the process or change a deadline. Work directly with your servicer, housing counselor and qualified legal adviser on the steps that apply to you.

Can you guarantee a purchase before the scheduled sale?+

No. Timing depends on the property review, title, payoffs, required approvals and the agreement. Tell us the confirmed dates, but do not wait for us to seek independent help.

What if I want to keep my home?+

Contact your mortgage servicer and a HUD-approved housing counselor about the options available to you. Exploring help does not require a decision to sell.

Are the Idaho and Washington rules the same?+

No. Use the state-specific resources below and qualified local advice. This page does not determine your legal rights or calculate foreclosure deadlines.
