Discuss what you want to leave undone
Tell us about repairs, cleaning, and belongings you would prefer not to handle. We can consider those in the purchase discussion and identify what the written agreement would need to say.

A HOME SALE, WITH A HUMAN SIDE
An as-is conversation starts with the home you have now. It does not mean skipping the details of the property, ignoring paperwork, or assuming that every buyer offers the same terms.
Tell us about repairs, cleaning, and belongings you would prefer not to handle. We can consider those in the purchase discussion and identify what the written agreement would need to say.
Share what you know about the property. An as-is label should not be treated as an automatic exemption from any disclosure duties; the applicable state rules and exceptions need review.
Compare the price, closing costs, inspection rights, contingencies, and move-out expectations. The phrase “as-is” alone does not tell you how much certainty or flexibility a contract provides.
For one seller it is avoiding a roof replacement. For another it is not having to clear a garage or host repeated showings. Tell us the jobs you want to avoid and which matter most; that helps us discuss a useful proposal.
We will not assume that every item can remain or that every purchase has no conditions. Any agreed responsibilities belong in the written terms. Your mortgage payoff, closing costs and other deductions also still affect the amount you receive.
Our as-is guide explains the difference between repairs, disclosures and inspection rights. It is worth reviewing before comparing a direct proposal with an as-is listing.
GOOD QUESTIONS. STRAIGHT ANSWERS.
Do not assume that. Disclosure requirements and exemptions depend on the transaction and state. Our as-is guide links to the Washington and Idaho rules.
Inspection rights depend on the agreement. We prefer a walkthrough before an actual offer and will explain any proposed review conditions.
