Start with the lease and communication
Share the lease term, rent and deposit information, and who manages communication. Avoid making promises about a move-out date before the lease and applicable rules have been reviewed.

A HOME SALE, WITH A HUMAN SIDE
The tenancy is part of the property’s situation, not a detail to sort out later. We consider tenant-occupied residential properties and want to understand what is already in place.
Share the lease term, rent and deposit information, and who manages communication. Avoid making promises about a move-out date before the lease and applicable rules have been reviewed.
We prefer to see the home before an actual offer. Access must be arranged appropriately with the owner or manager and occupants; sending the address does not authorize an unannounced visit.
A sale does not make tenancy questions disappear. The buyer, seller, and their advisers need to understand how existing agreements and duties are handled under the purchase terms and applicable law.
The first conversation can happen before anyone visits. Tell us how the tenancy is managed and any practical limits on access. You do not need to share an occupant’s sensitive personal details in the public enquiry notes.
An occupied property can be considered for purchase, but the offer and agreement must reflect the tenancy. Do not assume a sale automatically ends a lease or settles a dispute. If there are arrears, a pending notice or uncertainty about rights, take qualified local advice before changing arrangements.
We can discuss a possible purchase while those questions are clarified. No particular tenant outcome is promised by the initial enquiry.
GOOD QUESTIONS. STRAIGHT ANSWERS.
That is not a prerequisite for an enquiry. Review the lease and local legal requirements with qualified advice before taking action about occupancy.
We’ll first agree with you or your authorized manager how communication and access should be handled.
