NORTH IDAHO & EAST WASHINGTON Your home, as it is A conversation, never a commitment

A HOME SALE, WITH A HUMAN SIDE

Start with the home. Then the land.

Manufactured homes are an important part of the communities we serve. We welcome enquiries about newer and older homes, with repairs or without. The first distinction is whether the land is included.

01

If you own the land

We’ll look at the home and land together, including how the home is titled, its condition, access, and the information available about utilities and improvements.

02

If the lot is rented

A park or land lease introduces separate questions about lot rent, transfer requirements, and whether the home will stay in place. We have a dedicated page for that situation.

03

You don’t need every answer yet

The approximate age, size, location, and condition give us a useful start. Missing paperwork can be identified during the conversation; don’t guess at details you aren’t sure about.

04

Start by separating the home from the land

A manufactured home sold with owned land and a home on a rented lot can involve different documents and costs. Tell us whether the land is part of the proposed sale, who owns the home and whether there is a loan secured against it. If you are unsure how the home is titled, say so rather than guessing.

  • Existing title or ownership records, if available.
  • Year, make and identifying information you already have.
  • Land ownership, park name or lot details.
  • Known additions, repairs and any paperwork for them.
05

Think through the next home as well as this one

If you need the proceeds to move, discuss the sale date, fund availability and possession together. Park approval, title questions and the purchase conditions can affect timing. A proposed offer should spell out what must happen before it can close; a phone conversation does not settle those requirements.

GOOD QUESTIONS. STRAIGHT ANSWERS.

A little clarity
before you begin.

Do you consider older manufactured homes?+

Yes. Age alone is not a reason to avoid contacting us. We review the actual home, its condition, and the proposed arrangements.

Will you give me a price from a photo?+

Photos can help the conversation, but we prefer to walk a property before making an actual offer.

LET’S TALK ABOUT WHAT COMES NEXT

You don’t need
all the answers.
