Start the conversation remotely
Share the address, what you know about the condition and your preferred way to communicate. Photos or existing records can help, but we prefer to see the property before making an actual offer.
SELLING YOUR HOME · YOUR SITUATION
Living outside North Idaho or East Washington while managing a property here? Start with a conversation about the home and who can help with local access.

A HOME SALE, WITH A HUMAN SIDE
An inherited home, a former residence or a rental can be difficult to manage from another state. We’ll discuss the property, your priorities and the people who need to be involved.
Share the address, what you know about the condition and your preferred way to communicate. Photos or existing records can help, but we prefer to see the property before making an actual offer.
Tell us whether the home is occupied and who can coordinate a visit. We’ll respect existing occupancy arrangements and discuss access before attending the property.
Ask the title or closing professional what signing and identification arrangements are available for your transaction. Do not assume you can avoid travel until those requirements have been confirmed.
You may be able to start the sale discussion without making another trip. Tell us who can provide authorized access, what you know about the current condition and whether occupants need to be involved.
Starting remotely does not guarantee every part of the transaction can be completed remotely. Ask the title or closing professional what identification, notarization and original documents your particular sale needs.
Also confirm how sale proceeds will be delivered and when they will be available. Independently verify payment instructions through a trusted contact, especially if an email asks you to make a last-minute change.
GOOD QUESTIONS. STRAIGHT ANSWERS.
Yes. The initial conversation can happen by phone or email. Property access and closing arrangements will need to be worked out separately.
Tell us before a visit is arranged. We’ll discuss what authorized access could look like; we cannot enter without permission.
